Heritage Oaks offers a very different new-construction experience. This is more of a move-up community, with larger homes, established neighborhood amenities, and opportunities to choose among local builders.

Current Mark Payne Homes inventory, for example, is advertised from approximately $509,500 to $632,500, with homes around 2,000–3,300 square feet.

Consider Deer Meadows, Yukon Ridge, Mockingbird Ridge, Windmill Crossing, and select homes in Homestead at Parks Bell Ranch.

$350K–$450K

This is an interesting sweet spot because buyers can compare a larger home in an affordable new-construction community against an entry-level home in a more expensive neighborhood.

Look at larger plans in Mockingbird Ridge, Windmill Crossing, Yukon Ridge, and Homestead, along with options approaching this range in Midland's higher-priced developments.

$450K–$600K+

Now you're entering Midland's move-up new-construction market.

Consider Heritage Oaks, Woodland Park, Stonebridge, and opportunities with local or custom builders.

One of the biggest mistakes buyers make with new construction is comparing homes based on the advertised starting price alone.

A home advertised "from $299,000" doesn't necessarily mean the home you fall in love with will cost $299,000.

Before comparing builders, look at the total price after considering:
